New owner plans up to $500K in upgrades to Clifton Market

CINCINNATI — The new owner of Clifton Market plans to invest up to $500,000 in the Ludlow Avenue grocery store and double employment to about 60 in the next six months.
“We’re all in,” said Gurmukh Singh, a Clifton Heights restaurateur who paid $2.05 million for the building and assets of Clifton Market. The sale was finalized last week.
Singh plans to expand the store’s international product offerings to include hundreds of new products that will make it less like Kroger and more like Jungle Jim’s.
“They’re very successful at what they did there. It’s just a different type of atmosphere,” Singh said of the Fairfield-based grocery chain known for exotic food and beverage options. “I want to create something like that, something that stands out, so people will come from other parts of the city to see.”
Singh plans to upgrade the building’s parking lot to make it easier for senior citizens to access the property from its sloped driveway. He will expand deli offerings to include more ethnic cuisine and "hot food" appetizers. He will spend more on marketing and revamp the store's coffee and juice bar to give it more of a cafe feel. He also plans to upgrade service offerings, with home delivery and in-store pick up that shoppers can access online and through mobile phone apps and phone calls.
“The majority of our delivery is going to come from Clifton and Northside. So, that’s what we’re going to focus on,” he said. “And Over-the-Rhine, Walnut Hills, these surrounding areas where they don’t have a walk-in store.”
It’s the second attempt this decade to revive the former Keller’s IGA store at 319 Ludlow Ave., which operated for 70 years before going dark in 2011. A neighborhood cooperative bought the property in 2015 and opened Clifton Market in 2017. But the store failed to operate profitably, forcing its board to seek alternatives last November.
Singh, who owns the Elephant Walk restaurant on McMillan Avenue, took over management at that time with an initial offer to buy the building and store assets for $1.8 million. He later increased the offer to settle liens against the property and is confident he can operate the store profitably in the future.
“It’s a good business,” Singh said. “I believe in it and I think it’s going to do good for us and the community.”
Now that the sale is completed, the Clifton Market cooperative has begun the process of dissolving. In an August 22 letter to shareholders, the Clifton Market Board said it plans to provide documentation so shareholders can deduct unpaid loans as losses on their tax returns.
“The board would like to extend our sincere thanks to the countless individuals
who have devoted their time, energy, resources, and skills to the Market,”
said the letter. “While we are all deeply saddened that the store did
not thrive as a co-op, we are very excited about the prospects of this new market

CLIFTON, Ohio (WKRC) - The future is up in the air for grocery shoppers in Clifton after the Clifton Market was sold.
In a letter, the market's board says the building and all the assets have been sold to a local restaurant operator.The "Cincinnati Business Courier" says the board will then dissolve the business.
The market has struggled since opening as a co-op nearly three years ago after Keller's IGA closed. The market closed temporarily in February when it was revealed it was $3 million in debt.

Clifton Market has been transferred to Mr. Singh and he has started to make
capital improvements, initializing a marketing plan and continuing to gain market
share. More and more shoppers are discovering Clifton Market. Hopefully the
shareholder cards becoming loyalty cards and all the bells and whistles of the
web site and social media get back to working.
“Listening to the community is our main goal,” said Mr. Singh. I
can’t wait for the sale to go through so the store becomes something the
community can be proud of. I am putting my heart and soul into the store and
hopefully it will pay off.”
“Listening to the community, means that we are doing the listening and
care about what shoppers have to say. Answering emails and following up suggestions
personally is what shoppers can look forward to.” said Mr. Singh. He also
added, “We want to have more impulse items to grab and go. Having milk,
bread and eggs in the front of the store not having to go to the back of the
store to get what you need.”
One of the stores that Mr. Singh likes is the Dorothy Lane in Dayton. “We
need to open the juice bar and utilize the café area more. Every space
making money. Maybe bringing in a business inside a business, like a bank or
urgent care clinic.” he said.
“From day one I have been stressing this store needs to keep the community
feeling alive and involved. I want to make a large underutilized room downstairs
into a community room. We want to make this neighborhood better. By shopping
here, you are giving back to the community. You’re helping the cause.
It’s not just a community store but a store that cares about the community.”
he said.
“Clifton Market wants to sponsor community events in the Market, whether
it be in the café, in front of the store, downstairs or in the loading
dock area. Doing everything including wine tastings, food tastings, cooking
classes and demonstrations.” Mr. Singh added.
“Working hand in hand in all the traditions of Clifton. We want to be
part of everything Clifton, CBPA, CTM, Memorial Day Parade, CliftonFest, Golf
Outing, CCAC and more.” Mr. Singh concluded.

In accordance with the vote of our shareholders in May, the Board has completed the sale of the Co-op's building and business assets to an entity owned and controlled by Mr. Gurmukh Singh.
The Board will now begin the process of formally dissolving the Co-op in accordance with the aforementioned May vote. Once this process is complete, we will send out letters to our shareholder lenders documenting the Co-op's nonpayment on their loans. These letters may be useful for income tax purposes.

Your genuine, honest, positive post to your friends is needed. You need not

Clifton Market Marketing/Fundraising Volunteers
Our greatest need is to find fund raisers to finish the job. Paying off the
equipment and provide significant operating cash through this difficult startup
phase.
Second we need marketing professionals willing to create, make, and distribute
ideas to get more shoppers into the market. We would like 100 more shoppers
a day. Get your idea OK-ed by Keith Brock, general manager and then make it
happen. We need gorilla marketers and social media marketers. Video customers
and employees and post them on social media. We need social media people to
throw all their weight into fun stories of employees and shoppers, breaking
through and creating a buying frenzy.
We need greeters -- people to represent Clifton Market, either at the market
during busy hours (5 to 7 p.m. on weekdays and 12 to 7 p.m. on weekends) or
at events in/around the neighborhood. Our goal is to spread awareness and positivity
about our wonderful store.

Where is your next meal coming from?
You never know where your next meal is coming from. I bumped into a lady with
a full Clifton Market grocery cart in front of Sitwell’s on Thanksgiving
Day. She asked me if I knew how to drive, I said No. Suddenly I realized someone
(Keith Brock, Clifton Market general manager) had bought her the groceries with
his own money and now she was looking for a way to get them home northwest of
Hamilton and North Bend Road. We loaded the eight bags of groceries into the
car and drove home to her four children, two boys 12 and 10 and twin girls 4.
I stopped back at the market to learn Monday, Tuesday and Wednesday were good
days for the market. Keith said, “They know we are here, they just do
not want to wait in those long lines.” Sales specialist Nasim said, “Her
friends are slowly learning Clifton Market prices are right in step with the
big box stores and sometimes lower. “The firewood is cheaper!,”
she added.
Looking to start making funny art re-purposed political signs for the market
to go with the ones posted around the perimeter of the market.

Keith will be spokesperson for the next video this Friday.
Putting up re-purposed political yard signs around the perimeter of the market. I have found that most do not know about the market and if they do, did not know it is a full service grocery store. The next patch of signs will say “Shop Community Owned, Full Service Grocery Store, Clifton Market, 319 Ludlow Ave., across from the Esquire Theater.” Keep your fingers crossed these signs create an increase in sales every week, so far they have. David Mann donated 500 of his political yards signs for the cause. Looking for a silk screener to print 400.
Clifton Market does not have corporate to create and produce literature and marketing. We have to create corporate for the market. The employees for the most part came from grocery stores that had their parent corporation producing signage, literature and marketing projects. When sales failed to rise to sustainable levels funding for marketing was cut. The market is running barebones, providing groceries with a small staff. We need 100 more people in the store daily.

Hi, I am Gary Crawford, president of the Clifton Market. And, I’m Keith Brock general manager of Clifton Co-Operative Market. We have some very exciting news this week for the shareholders as well as our guests. Keith and I have revamped, rebranded our social media program. It’s a complete program that will begin in the next couple of weeks. As of December 13th, that will be our last printed ad. Then everything will be online for whomever wants to see it. Number two we have heard a lot about ongoing communication and we have a feature that is part of the social media that will allow us to communicate in a real time basis, very quickly, with everyone. Also we have had a number of people ask us about doing a survey, find out what people think about the market. We will be able to do that survey and Keith will be able to look at those results as we go forward. I continue to thank you for your support. Looking forward to a wonderful holiday season. Hi, Tom. Gary Crawford, president of the co-op. I really appreciate you inviting
me in to take a couple of minutes to update the members of the store. We continue
to see some progress. We have actually formed a financial committee. A group
of people who are looking strictly at the finances, for the store. Sales have
kind-of leveled back off a bit but we have other things that are coming. The
weekly flyer we have been doing; we will move away from that and really hammer
the social media piece a lot more. The feedback we have been getting, that is
where most people are getting their information anyway. We still just need the
support of the members to keep coming in. We are moving up in the basket a little
bit. We had some improvement there. The average number of shoppers has moved
up a little bit. Where we find ourselves really is that only about 25% of our
sales are coming from members and the rest of that is coming from the public.
I know we are starting to resonate with the community about the store. And with
that, come in and see how we have improved.
